Miami Herald: Condo Associations Struggle to Fill Boards

A domino effect from Florida’s sweeping condominium law changes is that South Florida associations are having a difficult time finding owners willing to serve on the Board of Directors of their buildings, according to a new Miami Herald column. Association attorney Gabriella Ruiz’s column details the challenges occurring at many local condo buildings, as boards grapple with increasing monthly dues and special assessments to cover restoration projects necessary to comply with new state requirements. “At some communities, members of their board of directors are being forced to devote exorbitant amounts of time per week to association matters,” Ruiz writes. “They are being tasked to vet vendors, coordinate the completion of inspections and reserve studies, and oversee dramatically rising annual budgets while also controlling the daily operations of the association… For some communities, the regularly scheduled board meetings have evolved to such a level of hostility between the board and unit owners that they have become intolerable for the directors.”
