NEW MERRICK MANOR INCENTIVE: One-Point Developer Fee Reduction

Merrick Manor is introducing a special incentive that will further motivate real estate agents to bring buyers for the Coral Gables building’s final developer-owned condominiums. Starting now, the Astor Companies will reduce its developer fee by one full point on one-bedroom condo sales.

The one-point fee reduction – from 1.75% of the sale price to 0.75% – enables Astor to give agents a guaranteed 4% commission upon closing a one-bedroom transaction. That is much better than any resale options in the building.

Mortgage rates are declining, and the much-anticipated Fed rate cut expected this month will drive rates down further. However, inventory is still tight – especially in the Greater Miami market. The buying frenzy in response to lower mortgage rates will gobble up any existing supply, and Merrick Manor’s last few available condos are no exception.
